Rental Property Upgrades to Attract Long-Term Tenants

As a landlord or property manager, you naturally aim to have long-term tenants with whom you will have a harmonious professional relationship. They will treat the property with care and you will be at their disposal should any issue arise.

However, if a number of tenants have gone through the rental in a matter of a few months or if you have long periods without tenants, that should serve as a signal that the place is in need of an upgrade. To attract prospective tenants who will be civil and rent the place for a longer period, here are the top three areas to pay attention to.

See to the plumbing system

It might sound like an unusual recommendation but in fact, it actually isn’t for several reasons. Living in the city, people are conscious of their actions when it comes to work obligations, social calls, and family affairs but other things are often performed automatically and the case is the same with tenants. This is the reason problems that could be caused by pouring cooking grease and throwing baby wipes and makeup remover pads down the drain are not detected but can cause harm to your property.

Slow drainage, unpleasant smells, sewage backflows, and mildew growth are results of partially blocked drains so it is not difficult to imagine the extent of damage severely clogged pipes can cause. To prevent both inconvenient and catastrophic issues, it’s best to check the plumbing systems regularly and preferably hire plumbers with quality equipment. Being notorious for making a mess by digging through the yard, your choice in a modern plumbing company has to possess topnotch equipment such as robotic cutting tools, high-pressure water jets, and CCTV cameras. This means they are able to diagnose and fix the issue in no time and with as little mess as possible.

Insure the property

Investing in home insurance isn’t everyone’s most favorite thing in the world, especially if you’re renting your home and not actually living in it. However, in case you’re trying to find trustworthy tenants who will keep renting your property in the years to come, investing in insurance might be a great way to attract them.

In addition to that, checking out home insurance will help you feel safer as well, whether your home is full of valuable stuff or not. Different home and contents insurance policies that are available to you will do precisely that, and you won’t have to worry about something happening to your property while your tenants are living in it. These insurance options will make them feel safer too, which is why they make a lot of sense in the long run.

Install motion-sensor outdoor lights

The homeowner and tenants alike value their personal safety and the safety of their belongings. You need to check all doors and windows and see if they can all be closed and to make sure that some windows cannot be reached by climbing a branchy bush. In that case, the bush must be trimmed or if necessary, rooted out since although the windows are closed, a burglar can still break the windowpane.

Also, nobody feels pleasant arriving home with just the light from the street to guide their way which is why it would be wise to install motion-sensor lights in front of the house. Not to mention that this manner of precaution will make a thief reconsider the intention to scout the house for vulnerable places since your tenants will be able to see them. So, the lights are important to more parties – to the burglar since that means the house is protected, to the tenants since they would feel safer and to you since you would know that both tenants and your belongings are protected.

Check out the HVAC system

The HVAC (Heating, Ventilation and Air Conditioning) system is a vital element to a functional home and since the climate is changing, most components are necessary all year round. It’s best to have it checked by an expert so that you can spare your tenants from uncomfortable surprises in the middle of the winter. Once the experts perform the necessary check-up and replace and fix all that is needed, it would be best to schedule regular HVAC maintenance so you can have peace of mind.

Also, don’t forget to notify your prospective tenants when they come to check out the place that you have regular maintenance scheduled. This is a piece of information which might make the property more interesting because they see that you care for both your tenants and the place, and they also need to know when to expect the technicians if they decide to move in.

Conclusion

All landlords and real estate agents dream of striking a deal with tenants who will be mindful of the belongings, only call in case of some emergency and who will take care of the rent on time. But in order to find such tenants, you need to provide living conditions that will match your demands. So, make sure your tenants feel safe, that you genuinely care for their well-being and you will have a long and harmonious relationship.
